The recent values placed on the properties is approx $3.5-$3.7MM. We still have rehabs totally $250M left to complete. We would entertain offers including the rehab as well as an “as is” offer. We will consider all offers so show it to your investor base that has an interest in the KCMO area. It is a strong area.
Some details:
The portfolio consists of 42 SFR’s, 13 Duplexes, 2-4 Plex’s and one lot vacant land for a total of 77 units. Approx 35 of the units are currently rented, at an average rent of approx $640 per unit. If you intended to hold the units for rent, we think all units would average $600-$620 per unit.
All SFR’s have brand new vinyl siding, new vinyl windows, and the exteriors show incredible curb appeal for selling the properties, as you suggested your investors would be most likely to do. Nearly all properties, including duplexes and 4-plex’s have new furnaces/HVAC units and brand new Hot water heaters and completely new kitchens including cabinets and countertops and appliances and flooring. These properties are in top rehab condition that could easily be sold or rented depending on the investors disposition model.
