Rest Assured – Only Verified Sellers We only deal with experienced investors and buyers. All sellers are pre-screened, pre-approved and prepared to consummate the transaction. We qualify every seller.  We do not recognize chains consisting of more than two brokers and we do not work with companies and individuals that have a history of trouble in our industry. We set a "cap" on what a broker can charge an REO portfolio buyer for purchases made through Bank REO Property Deals, LLC. We believe that excessive fees and daisy chain brokering have been the reason for the majority of the problems that have tainted the REO business.

Your company must be the direct SELLER or the authorized SELLER'S AGENT as we do not represent packages involving intermediaries. We need your Letter of Authorization (LOA), your portfolio must be verified and we require a minimum of 24 to 48 hours of exclusivity to sell your package. We have spent thousands of hours sifting through false promises and representations to protect you from False Sources. We maintain a Black List of buyers, sellers and intermediaries.



Source #1: Direct Bank Sources from $100,000 to $5 million

We Pull Inventory from Major National Bank Sources. We Can Slice Portfolios from as little as $100,000. Tell Us What You Need. We Are Direct to our Bank Sources & Have High Level Relationships. Our Inventory Is Unique & REAL, We Don't Offer "In Escrow" Tapes That Are Floating Around the Net.

Protocol
:
Buyer/buyer rep contacts us with an indication of interest, area and size. If available, we provide snapshot of portfolio that meets buyers criteria. If buyer is interested, we provide tape details to buyer and buyer provides commitment letter, bank letter or financial information proving capability to purchase

 

Source #2: Direct to Bank Source for $2M to $50M Portfolios

Major National Bank Source PrePackages from $10 million to $50 million. Custom Portfolios from $2 million to $50 million We Are Direct to Seller Source Fees are split 1/3 to Buyer Mandate, 1/3 to Seller Mandate, 1/3 to Intermediaries

Protocol:
Buyer signs Seller package, including NCND and fee agreement. Intermediaries are added on sub fee agreement. Upon acceptance by Seller, Seller Escrow contacts Buyer and Buyer Mandate. Buyer provides Seller's Escrow a bank letter stating buyer has available funds ready to transmit upon satisfactory receipt of tape. Seller Escrow releases tape to Buyer for review.

 

Source #3: Bank Source – Turnkey REO Investment, REO Disposition & Custom Portfolios

$20 Million – $250 Million
National Bank – We are direct to Bank Selling Source Joint Venture Option: Investor purchases REO, Seller provides REO Disposition to auction houses, reo disposition companies, real estate agents, government sources. Profits split between Investor & Seller. JV Option Proforma Returns Over 100% annualized, 120 day cycle from REO acquisition to disposition. Custom Package Option: Compiler pulls custom REO Package $20 mil to $250 mil

Fees are 1% on Joint Venture to Referring Party. On Custom Portfolios, 3 points split 1/3 to Buyer Mandate, 1/3 to Seller Mandate, 1/3 to Intermediaries

Protocol: Buyer provides NCND, LOI and soft POF. LOI is addressed to specific company. Upon receipt of package, buyer and seller have a conference call to go over services and package options.

Seller With Bulk REO platform access – We are direct to Selling Facilitator
Seller has access to 8 to 10 different bulk reo platforms. Simple portfolios can be ready in as little as 2 to 5 days Fees on Custom Portfolios, 3 points split 1/2 to Buyers side, 1/2 to Sellers side

Protocol:
Buyer provides NCND and soft POF. LOI is addressed to specific company. Upon receipt, buyer and seller have a conference call to go over services and package options.

 

Source #5: Prepackaged Portfolios from $2 Million to $100 Million

Major National Bank Source PrePackages from $2 million to $100 million.
Availability of product – usually once a month We Are Direct to Bank Source Fees are split 1/3 to Buyer Mandate, 1/3 to Seller Mandate, 1/3 to Intermediaries

: Buyer signs NCND and provides soft POF. Intermediaries are added on sub fee agreement. Upon acceptance by Seller, Seller Escrow provides proof of assets and contacts Buyer and Buyer Mandate. Buyer provides Seller's Escrow a bank letter stating buyer has available funds. Seller Escrow releases tape to Buyer for review
